For condominium purchase transactions, foreigners must consular-legalize documents such as passports, marital status certificates, or marriage certificates (if applicable) to meet the requirements of notarization agencies or land registration authorities in Vietnam.
Foreigners purchasing condominiums in Vietnam must provide documents proving their legal status and personal circumstances, as stipulated in Article 8 of the Housing Law 2023. Applicants for consular legalization must submit one set of documents, including:
– 01 declaration of certification/ legalization of using Form LS/HPH-2012/TK;
– The originals of identity documents (identity card, passport or papers of passport replacement value) for filing the case directly; or 01 copies of personal documents (identity card, passport or papers of passport replacement value) for the case filed by mail. This document does not need authentication.
– Papers and documents requested consular legalization (which have been certified by the Ministry of Foreign Affairs of the host country or other competent authorities of foreign countries where Vietnam representative offices or representative offices Vietnam Male part-time).
– 01 copies of papers and documents requested consular legalization.
– 01 translations of papers and documents requested consular legalization into Vietnamese, English, except for the following cases:
+ Papers and documents that are prepared in Vietnamese or English; or
+ Papers and documents in Russian, French, Spanish, Chinese, German and legalization proposal consular representative offices in Vietnam respectively in Russia, France, Spain, China Korea, Germany; or
+ Papers and documents are prepared in other languages in addition to Russian, French, Spanish, Chinese, German, legalization proposals in other representative bodies, if the agency has a staff representative receiving dossiers that understand the same language.
– 01 copies of translations of papers and documents for your records.
– 01 envelope specifying the recipient’s address (if documents submitted by mail and requests sent by mail).
If verification of document authenticity is needed, the receiving officer may request the applicant to present original related documents and submit one photocopy for retention by the Ministry of Foreign Affairs.
